There are currently 46 properties for sale in Sierra County, with prices ranging from $18k to $4million. You will also find affordable lots in the many communities tucked into the hillsides of the Sierra Valley.

About Sierra Valley Communities

North of Truckee, highway 89 meanders through a beautiful countryside of rural pastures and farms. Sierraville is located in the southernmost part of Sierra Valley. This quaint, little town features a country store and spacious parcels. You can find equestrian property in Loyalton and Calpine. The Sierra Valley boasts that it is an area with more animals than people.

Graeagle is a golf community located further up hwy 89. The champion golf course offers mountain views, and Golf Digest ranked it as one of the Best Places to Play. Graeagle offers spectacular lake and trail hiking and is a great place to enjoy all that the Sierra Valley and its surrounding countryside offer.

Close to Lake Tahoe Skiing

The Sierra Valley is located approximately 25 miles north of Truckee, so getting to Northstar and Squaw Valley just requires an extra half hour drive. The elevation is approximately 5,000 feet and the valley is located at the base of the Sierra Nevada’s eastern slope.

Sierra Valley is known for its ranches and provided dairy, cattle and hay to Truckee, Schaffer’s Mill and Comstock Mines in the 1800’s. While Lake Tahoe and Truckee experienced huge development at the end of the 20th century, Sierra Valley has remained ranch and equestrian land and so harkens back to days gone by.

Sierra Valley's Temperate Climate

The area enjoys life as it was in the early west, with grassland and sagebrush offering homes to migrating birds and an area of valley floor dedicated to cattle. The weather is warm, but not hot, with temperatures not exceeding 75 degrees in summer. Winters are less severe than Lake Tahoe and Truckee.

Loyalton is located in the northeastern part of the Sierra Valley. Surrounded by conifer aspen forests and woodlands, meandering streams lace the wildflower meadows and pastures. Loyalton was originally known as Smith’s Neck. The name was changed in 1861 to reflect the Union Cause during the Civil War. Loyalton was incorporated as a city in 1901. There are currently only 23 homes for sale with a median price of $315,000.
